Breakers Unit 222 Rental Agreement
  1. SMOKING WITHIN THE UNIT IS NOT PERMITTED.
  2. A 30 % deposit will be required within 7 days of reservation.
  3. Pursuant to the by-laws of the Breakers homeowner’s association, pets are not allowed on the premises.
  4. If a cancellation occurs at least 60 days prior to arrival we will refund the deposit minus a $50.00 cancellation fee. Cancellation after 60 days will result in forfeiture of your entire deposit unless Villa can be rented for reserved week at the same rate.
  5. The balance is due at least 30 days prior to arrival. Cancellation after the balance is received will result in forfeiture of your entire payment unless villa can be rented for reserved week at the same rate.
  6. There are no refunds for cancellations or interruption due to illness or inclement weather including hurricane evacuation after the dates stated above. You may want to consider Travel Insurance for any unforeseen occurrence.
  7. Unit will accommodate up to six guests (maximum of four adults). If guest exceed the number of occupants specified the guest will be asked to vacate the premises and the total rental charge will be forfeited.
  8. Must be at least 25 years of age to rent villa (Some exceptions do apply - please inquire)
  9. Rentals are from Saturday to Saturday. Check in time is 4:00 PM. Check out time is 10:00 AM.
  10. It is understood and agreed that owner of said premises shall not be liable for any damage or injury to renter(s), their family or guest - or to damage to their personal property incurred during their stay. Renters - their family and guest bear the risk of any injury.
  11. Renters agree to report promptly to owner any mechanical - electrical - plumbing - or other problems on premises.
  12. It is understood and agreed that the owner or agent shall have the right to enter and inspect premises at all reasonable times to insure the maintenance and safety of the unit.
  13. There will be a $35.00 charge for all returned checks.
  14. Local calls can be made but long distance calls must be charged to your credit card or made collect.
  15. All items and furnishings must remain in the property and in original condition. Guest will be responsible for any damage.
  16. Renters shall leave said premises in a clean and sanitary condition upon exit.
